Thinking inside out: the three realms of planning

At the centre of our design approach is the intended inhabitant. We begin by understanding the needs of the individual and their families — how they live within their homes and what they need outside of it.
That brings us to the neighbourhood — the one we create within the development and the larger area it is a part of.
Finally, we study the urban and environmental context, making material and engineering decisions that enable a sustainable quality of life.

Blueprint for green thinking

Air

Large window openings and well planned skylighted shafts ensure cross ventilation across every floor and apartment. Eco-conscious landscaping with native vegetation purifies air while reducing water consumption.

Water

We aim for net zero discharge in all our developments with closed loop waste water treatment systems. State-of-the-art rainwater harvesting plans reduce our impact on groundwater resources.

Energy

With plenty of natural light, open spaces, optimised ventilation and centralised hot water systems, our buildings require less energy to run.

Sound

We create natural audio insulation through strategic tree cover, by minimising the number of common walls between residences and separating public and private spheres.

Flexible layouts for customisable homes

Why settle for cookie-cutter homes, when you can plan your own? How the same space is used can vary significantly between families and across different stages of life. A KMB home is tailored to you — the bones of all our residences are built to maximise flexibility. Columns, beams and plumbing lines are planned to allow customisation. Coupled with our interior architecture expertise, you get to plan your home your way.

CASE STUDY 01

La Palazzo · 5th floor

Three + company

Four bedrooms were one too many for a young family of three who had returned to India after many years abroad. We customised their four bedroom apartment into a three bedroom home with a sprawling open plan living space and a home office.

Since they love to cook and entertain, an open kitchen with zero walls between the dining, living and media rooms made perfect sense — and brought back memories of the loft they loved back in Brooklyn.

Avid readers and film buffs, the family opted to knock down a wall and turn the spare bedroom into a fabulous home library.

The staff quarter with its independent entrance made for the ideal home office — just a step away from home, yet a world away from its distractions.

CASE STUDY 02

La Palazzo · 3rd floor

Bigger together

A home for mom, dad, the kids and the grandparents — not to forget, all the aunts, uncles and cousins who swing by for the summer. We combined two apartments into a duplex with an internal staircase for a modern Indian joint family.

Two homes in one

The duplex allowed for private spheres within the large family house, giving each generation their own space. Heavy duty diamond cutters bore through the slab between the two floors to make room for a custom staircase.

Larger shared spaces

The guest bedroom in the lower floor was knocked down to create a larger living and dining space — seven bedrooms were more than enough!

While the main kitchen was extended in the lower floor, the kitchen upstairs was turned into a smaller pantry to make way for a large family and media room.
